The police acted on a complaint filed by the victim who alleged that the money was taken, but the land was never transferred to his name.

What is the whole matter?
According to the police reports, the deal was finalized for a plot measuring 72 Kattha, which is roughly 2.25 acres, located in the Bihta area. The victim had paid a total of ₹2.43 crore to the accused for this property. However, after receiving the payment, the accused did not execute the registry, which is the official process for transferring land titles.
The situation worsened when the victim demanded a refund of his money. Instead of returning the funds, the accused allegedly started threatening the victim. The complaint states that the accused issued death threats and used intimidation to silence the buyer. This prompted the victim to approach the authorities for help.
Police investigation and background
Bihta Police registered an FIR and launched an investigation immediately. On February 23, 2026, the primary suspect was arrested. The police are now interrogating him to trace the money and find out if others are involved in this racket. The authorities are taking this seriously as land prices in Bihta are rising due to new industrial projects.
Bihta has seen a surge in land-related crimes recently. With the development of the Mega Industrial Park and IIT Patna, property rates have gone up, attracting fraudsters. Police have warned buyers to be extra careful while verifying land documents before making huge payments.
