Residential Property Demand in Delhi NCR

In recent days, there has been a continuous increase in the demand for high-end residential properties in Delhi-NCR. People are now looking to buy larger houses instead of smaller ones. Buyers are preferring 3 BHK flats over 1 BHK and 2 BHK flats. Apart from Delhi-NCR, cities like Mumbai, Bengaluru, Hyderabad, Kolkata, Chennai, and Pune have also seen a significant number of buyers opting for houses priced between 45 lakhs to 90 lakhs, with 35% of buyers choosing this price range. The price range for a house in Delhi-NCR is between 90 lakhs to 1.5 crores, with 3 BHK flats being in higher demand than 2 BHK flats.

Increase in Demand for Mid-Range and Premium Homes

According to the ANAROCK Consumer Sentiment Survey (H1 2023), there has been an increase in the demand for mid-range and premium homes. The report states that 59% of buyers prefer buying houses priced between 45 lakhs to 1.5 crores. 35% of buyers prefer houses priced between 45 lakhs to 90 lakhs, while 24% prioritize houses priced between 90 lakhs to 1.5 crores. The survey reveals that there is a high demand for 3 BHK flats in Bengaluru, Chennai, Pune, and Delhi-NCR, while 2 BHK flats are more in demand in Kolkata, Mumbai Metropolitan Region (MMR), and Hyderabad. However, there has been no change in the demand for larger houses.

Preference for Larger Homes

According to Nayan Raheja, of Raheja Developers, currently, Indian homebuyers are more attracted to larger houses. The demand for 3 BHK and high-end properties has increased in Delhi-NCR in recent times. Sanjay Sharma, Director of SKA Group, stated that the hybrid work settings and work-from-home model have increased the demand for larger houses, as people want more space and comfort to work efficiently. Buyers are quickly shifting their focus towards investing in larger houses, leading to more launches in the luxury real estate sector.

Increasing Demand for Larger Houses

Raj Singh, Managing Director of Navraj Group, mentioned that the demand for larger houses is also increasing in fast-growing real estate areas near metro cities and Gurugram. Builders have recently turned their attention towards larger houses, resulting in more launches in the luxury real estate market. Amit Modi, Director of County Group, stated that there is a high demand for 3 BHK and high-end properties in Delhi-NCR. Homebuyers are demanding more space to fulfill their needs.
