Khan Sir’s ambitious dream of building a massive university in Bihar has hit a major roadblock. The famous educator has decided to sell the land he purchased in Koilwar, Bhojpur, citing severe issues with local land dealers and anti-social elements. After facing sudden price hikes and mental harassment, he is now shifting his strategy to ensure the project continues elsewhere without these hurdles.

Why was the Koilwar project cancelled?

The primary reason for stopping the project in Koilwar was the sudden exploitation by local landowners and intermediaries. Khan Sir revealed that as soon as the news of the university project leaked, land prices in the area shot up by 8 to 10 times. The government value of the land was around ₹1.5–2 crore, but sellers began demanding much higher rates.

He also spoke about facing significant mental pressure and ‘torture’ from local elements. Reports state that even after taking advance payments, some landowners refused to complete the registry or honor previous agreements. Due to this breach of trust and the hostile environment created by the ‘land mafia’ culture, continuing the work in that specific location became impossible.

What is the new plan for the Student City?

Despite this setback, Khan Sir has made it clear that the university project itself is not cancelled. He is now looking for land in a completely new and undisclosed location. To prevent a repeat of the Koilwar incident, he has adopted a ‘secret’ buying strategy.

Key changes in the buying process:

  • Secret Location: The new site will not be revealed to the public until the land acquisition is complete.
  • Indirect Purchase: He plans to buy land in the names of various trusted individuals first, rather than his own.
  • Higher Costs: Even though transferring the land later will cost an extra 10% in stamp duty, he is willing to pay it to avoid price manipulation by sellers.

What was the original vision for the campus?

The proposed ‘Student City’ was designed to be a self-sufficient township rather than just a college. Planned across 1,000 acres, the campus aimed to host 25,000 students with state-of-the-art facilities. The vision included a ‘Net-Zero’ environment where students would not only study but also manage on-campus facilities like malls for practical MBA training.

While the location has changed, the scale of the project remains the same. Khan Sir intends to build academic blocks, research centers, and a sports complex as originally planned, once the land issue is resolved in the new location.
